Germany new dwelling prices dip slightly in 2026 Q2

Prices for newly built homes in Germany were broadly stable in the second quarter of 2026. According to the Statistisches Bundesamt (Destatis), the house price index for new dwellings stood at 101.2 in 2026 Q2, measured against a base period in which 2025 equals 100. That was slightly below the 101.3 recorded in 2026 Q1, a change of -0.1% on the previous quarter, based on calculations by Housing Market Group (HMG) from the Destatis figures.

Compared with a year earlier, the picture is one of moderate growth. In 2025 Q2 the Destatis index for new dwellings stood at 99.7, so the 2026 Q2 reading is 1.5% higher, according to HMG calculations from the official data. The small quarterly dip therefore comes after a period in which prices for new homes had been moving upward, rather than marking a reversal of that longer pattern.

Looking at the quarters in between shows how the index arrived at its current level. Destatis recorded a value of 99.8 for 2025 Q3, only marginally above the 2025 Q2 figure. A more noticeable increase followed in 2025 Q4, when the index reached 100.7. The series then climbed again to 101.3 in 2026 Q1, the highest value among the quarters covered here, before easing to 101.2 in 2026 Q2.

Because the index uses 2025 as its reference year, a reading above 100 indicates that prices for new dwellings in a given quarter were above their average level across 2025. The quarters from 2025 Q4 onward have all been above that mark, while 2025 Q2 and 2025 Q3 sat just below it. This places the latest figure slightly above the 2025 reference level, with the most recent quarter showing a pause rather than a further rise.

These figures relate specifically to new dwellings at the national level, as published by Destatis. They do not cover existing homes, and the data set used here does not break the results down by region or compare them with other countries. Within those limits, the latest release shows a market for newly built homes in Germany where prices held close to the level of the previous quarter in 2026 Q2 while remaining above where they stood in 2025 Q2.
