Prices of new dwellings in Germany were 1.5% higher in 2026 Q2 than in the same quarter a year earlier, according to the Statistisches Bundesamt (Destatis). The figure is a nominal measure, so it describes the change in prices as recorded, without any adjustment for general inflation, and it covers newly built homes only rather than the full housing stock.
The 2026 Q2 reading matches the annual rate published for 2026 Q1, which was also 1.5%, according to Destatis. Housing Market Group's calculation from the Destatis figures puts the change between those 2 quarters at 0 percentage points, meaning the pace of annual price growth for new homes neither picked up nor slowed from the start of the year to the spring quarter.
Looking further back shows a less steady path. Destatis recorded annual growth of 3.0% for new dwellings in 2025 Q2, followed by 1.5% in 2025 Q3 and 2.8% in 2025 Q4. The rate then moved back to 1.5% in 2026 Q1 and stayed there in 2026 Q2. Over this run of quarters, annual growth has alternated between readings close to 3% and readings at 1.5%, rather than moving in a single direction.
Comparing the latest quarter with the same point a year earlier, HMG's calculation from the Destatis data shows that the annual growth rate in 2026 Q2 was 1.5 percentage points lower than in 2025 Q2. In other words, prices of new dwellings were still rising on a yearly basis in 2026 Q2, but at a slower pace than they were in 2025 Q2.
It is worth keeping the scope of these figures in mind. They refer to new dwellings at national level, and the data used here do not include a breakdown by region or city, a comparison with other countries, or a separate series for existing homes. Movements in particular local markets or in the resale segment may therefore differ from the national pattern for newly built properties described above.
Taken together, the Destatis figures show that annual price growth for new dwellings in Germany held at 1.5% across 2026 Q1 and 2026 Q2, after a higher reading of 2.8% in 2025 Q4, and remained below the 3.0% recorded in 2025 Q2.
