Prices for existing dwellings in Germany moved slightly higher in 2026 Q2. According to the Statistisches Bundesamt (Destatis), the house price index for existing dwellings stood at 100.5 in 2026 Q2. The index uses 2025 as its base period, with 2025 set at 100, so the 2026 Q2 reading places prices just above that reference level.

Housing Market Group's calculations from the Destatis figures show the index rose by 0.4% between 2026 Q1 and 2026 Q2. Destatis recorded the index at 100.1 in 2026 Q1, the same level as in 2025 Q4. The latest reading therefore ends a stretch in which the index had held flat from the end of 2025 into the start of 2026.

The change over the year is similarly modest. HMG's calculations from Destatis data put the rise between 2025 Q2 and 2026 Q2 at 0.5%. In 2025 Q2 the index stood at 100, matching the 2025 base level. The annual gain is only slightly larger than the gain on 2026 Q1, which reflects how little the index has moved in the periods between.

The path from 2025 Q2 to 2026 Q2 was not a straight line. According to Destatis, the index reached 100.9 in 2025 Q3, the highest value in the series shown here. It then eased to 100.1 in 2025 Q4 and stayed at 100.1 in 2026 Q1, before rising to 100.5 in 2026 Q2. The 2026 Q2 figure is above the readings for 2025 Q4 and 2026 Q1 but remains below the 2025 Q3 level.

Taken together, the Destatis data describe a market for existing dwellings in which prices have stayed within a narrow band close to the 2025 reference level. Movements from period to period have been small throughout the series, and the gain from 2025 Q2 to 2026 Q2 was 0.5%. The latest figure points to a slight increase rather than a marked shift in price levels.

This article covers the national index for existing dwellings only. The available data do not include figures for regions or cities within Germany, comparisons with other countries, or Housing Market Group platform data on search demand or listings, so those angles are not addressed here.
