House prices in Germany moved slightly higher in 2026 Q2. According to the Statistisches Bundesamt (Destatis), the national house price index stood at 100.6 in 2026 Q2, measured against a base period in which 2025 equals 100. That is a little above the 100.3 that Destatis recorded for 2026 Q1. Housing Market Group calculates from the Destatis figures that this represents a rise of 0.3% on the previous period.

The picture over a longer span is similarly restrained. In 2025 Q2 the index was at 100, according to Destatis. Based on those figures, HMG calculates that prices in 2026 Q2 were 0.6% higher than a year earlier. The annual change is therefore positive but small, pointing to a market that has moved within a narrow range rather than following a strong upward or downward trend.

The readings in between show that the path was not a steady climb. The Destatis index rose to 100.7 in 2025 Q3, the highest level among the periods covered here. It then eased to 100.2 in 2025 Q4 before recovering to 100.3 in 2026 Q1 and 100.6 in 2026 Q2. The latest figure therefore remains marginally below the level reached in 2025 Q3, even though the index has risen in each period since the dip at the end of 2025.

Set against Spain, the German figures look subdued. Based on data from the Instituto Nacional de Estadística (INE), HMG calculates that Spanish house prices rose 12.2% between 2025 Q2 and 2026 Q2. Over the same period, Germany recorded a rise of 0.6%. Both indices use 2025 as their base period, but they track separate national markets with their own methods, so the comparison is best read as a contrast in the pace of annual change rather than in price levels.

Taken together, the Destatis data point to German house prices that were broadly flat across the period, with small movements in both directions from period to period and a modest net gain over the year to 2026 Q2. Germany stands apart from Spain, where the same period brought far stronger annual growth. This dataset does not include a breakdown by region within Germany or HMG platform data on search demand and listings for the period, so this analysis is limited to the national index and the cross-country comparison.
