House prices in the United States stayed at a high level in August 2026. According to the Federal Housing Finance Agency, its seasonally adjusted house price index stood at 444.61 that month. The index is set so that the base period of 1991-01 equals 100, which means the latest reading points to average prices far above where they were when the series began.

The rise in recent years has been substantial. The Federal Housing Finance Agency index stood at 280.82 in March 2020. Housing Market Group calculates from the agency's figures that the index rose 58.3% between March 2020 and August 2026. That increase accounts for a large part of the index's overall climb since its base period.

Earlier readings show a steadier upward path before 2020. According to the Federal Housing Finance Agency, the index was 204.92 in July 2014 and had moved up to 219.47 by November 2015. In November 2016 it reached 232.25, and by March 2020 it had risen further to 280.82. Each of these readings is higher than the previous one, and the August 2026 figure of 444.61 is above all of them.

Taken together, the figures show an index that advanced gradually between July 2014 and March 2020 and then climbed more quickly from March 2020 to August 2026. The August 2026 reading of 444.61 compares with 232.25 in November 2016 and 204.92 in July 2014, which illustrates how far average values have moved over the longer run. Because the series is seasonally adjusted, these comparisons are not skewed by the regular swings in buying activity that occur through the year.

The information available for this article covers the national index only. It does not include readings for individual states or metropolitan areas, comparisons with other countries, or Housing Market Group's own search and listings data for the United States. This article therefore describes the national trend alone and does not assess how regional markets or platform demand have moved alongside it.
